    If you’re like me, and enjoy getting up and out of the house before 7am, you have likely been greeted by the cool, fresh, fall desert air.  Hello old friend.  The roads and supermarkets are a little busier and the fall decorations adorn the isles at department stores.  Summer has finally released it’s grip on the valley.  From June 1st to September 1st we had 11 days under 100 degrees, and 25 days over 110 degrees.  The consistently high temps that accompany summers in the desert may have worn on those who live in the valley full time, but it didn’t stop buyers from braving the heat and purchasing property in the community.

    There were 73 homes in Sun City Shadow Hills that sold from June to August, with an average sales price of $347,849 and average DOM (Days on Market) of 103. To put this in perspective we included the quarterly sales data in the table below from 2016 and the first two quarters of 2017.

    As you can see, the summer is still a very active time in Sun City Shadow Hills for real estate.  This time is also very busy for our team in the community, as we closed 30 sides this summer in Sun City Shadow Hills and 23 sides in the summer of 2016.  We attribute this to our full time team approach.  While a large portion of the community is taking a break during the summer months, our full time team is still hard at work servicing our listings and working with the multitude of buyers that want to secure their home to start enjoying it in the fall.
